Builder Floors in Gurugram Explained for Buyers Comparing Them with Apartments
This page is for buyers who want more privacy and space than a high-rise apartment offers but are not ready for the cost of an independent house. A builder floor, also called an independent floor, gives you a whole floor of a low-rise building on a residential plot, with your own entrance and usually no shared walls with neighbours.
Builder floors are found across Gurugram, in the plotted sectors of Old Gurugram, along Sohna Road and Southern Peripheral Road, in the newer plotted colonies of New Gurgaon and on Dwarka Expressway, and in the premium pockets near Golf Course Road and Golf Course Extension Road. Below we explain how a builder floor differs from an apartment, which sectors suit them, what they usually include, which documents to check, what living in one involves, and how we help from Sector 106.
A builder floor sits on a single residential plot in a plotted colony. The plot owner or a small builder constructs a low-rise building, typically a stilt for parking plus three or four floors, and each floor is sold as a separate home. You own the floor and an undivided share of the land beneath it.
An apartment, by contrast, is one of hundreds of units in a group housing society with a large shared plot, towers, a clubhouse and a maintenance agency. Your share of land is tiny, and your daily life is governed by the society.
In practice, a builder floor has fewer neighbours, no society charges beyond what the owners agree, a private entrance and often a terrace or a stilt-level garden. An apartment has lifts, security staff and amenities that a small building cannot match. Which you prefer depends on how much you value privacy over services.
The newer sectors offer newer construction at a lower band; the older sectors offer settled neighbourhoods and proven drainage and roads. A buyer with children often prefers the older sectors for the schools nearby.
A typical floor is a 3 BHK or 4 BHK with two or three bathrooms, a living and dining area, a kitchen, a utility area and balconies at the front and back. The layout follows the plot: a longer plot gives a front and rear block with a central passage, a wider plot gives a more open plan.
Depending on the building, you may also get:
Confirm every one of these in the sale deed rather than in conversation, especially terrace and parking rights, which are the usual source of disputes between floor owners.
Builder floors need more careful title work than apartments because the land and the building are owned in shares.
Start with the plot. Ask for the original allotment or conveyance of the plot in the licensed colony, the chain of sale deeds up to the current owner, and an encumbrance check at the sub-registrar’s office. Then ask for the sanctioned building plan, the occupation or completion certificate, and confirmation that the number of floors built matches the plan. Floors built beyond the sanction are a risk to every owner in the building.
For the floor itself, read the draft sale deed to see exactly what share of land, which parking bay, and which terrace or garden rights are being transferred. Check that water and electricity connections are in the seller’s name with no pending dues, and for a new floor ask whether the building is registered with HARERA.
Living in a builder floor means sharing a small building with two or three other families. There is no society office, so the owners decide among themselves how to pay for the generator, the lift, the water pump, the common staircase and the exterior.
Security is at colony level rather than building level. Most plotted colonies in Gurugram have a resident welfare association that runs gate security, street lighting and park upkeep, funded by an annual charge from each plot. Ask how active the association is before you buy.
The daily benefits are real: no waiting for lifts, a private door, more light and air, and space to park at your own gate. The trade-offs are that repairs are your responsibility and that a difficult neighbour in a four-floor building is harder to avoid than in a tower of hundreds.
