What Buyers Should Know Before Booking in a New Gurugram Launch
This page is for buyers and investors who want to get into a project at or near launch, before the towers are up and the price list has moved through several revisions. Early booking has real advantages, and it also carries risks that a careful buyer should understand first.
Upcoming projects in Gurugram are clustering along Dwarka Expressway, in the New Gurgaon sectors near NH-48, along Southern Peripheral Road and in a few pockets off Golf Course Extension Road and Sohna Road. Below we cover where launches are concentrated, what early buyers gain, how to evaluate a launch, how payment plans and timelines generally work, what paperwork to expect at booking, and how we track launches for our clients from our office in Sector 106.
New residential launches follow land availability and infrastructure. Dwarka Expressway sectors have seen the largest share of recent launches because the corridor opened up a long stretch of licensed land close to the airport and the Delhi border. Launches here are mostly high-rise group housing, with some luxury floors and SCO plots.
New Gurgaon, broadly sectors 79 to 95, continues to see mid-range and affordable housing launches because land is still available and NH-48 and Manesar are close. Southern Peripheral Road and the sectors around Golf Course Extension Road see fewer but more premium launches, often on the last remaining parcels near the established office belt.
Sohna Road and the Sohna side of the city add plotted and low-rise launches for buyers who want more space for the same budget band.
Booking at launch gives you the widest choice. You can pick the tower, the floor, the facing and the view before the popular units are gone. Launch price lists are usually set below what the same unit will be offered at once construction is visible, and developers often attach introductory payment plans to the first phase.
Early buyers also get the longest construction-linked payment window, which spreads outgo over the build period and gives time to arrange the home loan in stages.
The risks are the mirror image. You are buying from drawings and a sample flat, so the final product can differ. The timeline depends on approvals and construction pace. And the resale market for an under-construction unit is thin until the project is well along. These risks are manageable with the checks below, but they do not disappear.
Before paying a booking amount, work through this list:
If any one of these cannot be answered clearly, treat it as a reason to wait rather than a detail to sort out later.
Most Gurugram launches offer a construction-linked plan, where instalments are tied to milestones such as excavation, plinth, each slab, finishing and possession. Some offer a time-linked plan with fixed dates, and some a down-payment plan with a discount for paying most of the value upfront. Subvention and possession-linked plans appear from time to time; read their conditions carefully because they shift the funding arrangement rather than remove it.
Timelines are stated in the HARERA registration as a completion date the developer has committed to. Large high-rise phases in Gurugram typically take several years from launch to occupation certificate, and the registered date is the one to track, not the one in the sales conversation.
Keep a copy of every receipt and demand letter, and match each demand to the milestone it claims before you pay it.
At booking you will usually sign an application form and pay a booking amount, then receive an allotment letter once the unit is confirmed. Within the period stated in the allotment letter, the builder-buyer agreement is executed and, in most cases, registered. Read the agreement in full: it sets out the unit, the area, the payment schedule, the completion date, the delay compensation and the conditions under which either side can cancel.
Keep the sanctioned plan, the specification sheet and the parking allotment attached to the agreement so there is no dispute later. If a home loan is involved, the lender will also ask for the project approvals and the tripartite agreement.
Everything you were promised verbally should appear in writing somewhere in this set of documents. If it does not, ask for it before you sign.
From our office at WTC Plaza, Sector 106, we keep a running view of launches across Dwarka Expressway, New Gurgaon and the SPR belt. When a project opens for booking, we check its HARERA status, visit the land, collect the carpet area sheet and the draft agreement, and tell you plainly where it stands against other launches in the same budget band.
If you want to be informed when a launch matches your requirement, share your budget band, preferred corridor and configuration through the form on this page, call us, or message us on WhatsApp. We will keep you posted and arrange the site visit when the time comes.
