Buying an Independent House or Kothi in Gurugram’s Plotted Colonies
This page is for buyers who want an independent house in Gurugram: a kothi on its own plot, with a gate, a garden and no shared walls. Some buyers want it as a family home for three generations, some want the rebuild potential of an older house on a good plot, and some simply prefer a home where every decision is their own.
Independent houses in Gurugram are found in the plotted colonies of Old Gurugram, the sectors around MG Road and Golf Course Road, the plotted stretches along Sohna Road and Southern Peripheral Road, and the newer licensed colonies in New Gurgaon and on Dwarka Expressway. Below we explain what a kothi is and who buys one, which colonies offer them, how to check title and ownership, how to judge rebuild potential, what owning a house involves, and how we help from Sector 106.
An independent house, usually called a kothi in Gurugram, is a single home built on its own residential plot. The owner holds the full plot and the building, with no undivided share and no society. Houses range from older single-storey homes on large plots to new multi-storey homes with lifts and basements.
Buyers fall into three groups. Joint families and families with elderly parents want ground-floor living, a garden and room for everyone under one roof. Buyers of older houses are often looking at the plot more than the building, planning to rebuild. A smaller group of premium buyers wants a new, fully fitted house near Golf Course Road.
Compared with a villa in a gated community, a kothi gives more freedom and less shared infrastructure. The colony’s resident welfare association, not a developer, runs the surroundings.
In the older colonies, the value sits mostly in the land. In the newer ones, a well-built house carries more of the value because the plot was bought at a lower band.
Title checks on an independent house are the most important part of the purchase, because there is no developer or society paperwork to lean on.
Have a lawyer read the chain, and do not pay a token amount until the chain is clean.
Many buyers of older kothis plan to demolish and rebuild, so the questions are about the plot, not the building. Check the plot’s dimensions and shape on the ground against the title documents. Find out the permitted ground coverage, floor area ratio and height for that colony, and whether a basement and a stilt are allowed. These rules decide how large a new house can be.
Look at the frontage, the facing and what adjoins the plot, such as a park, a main road or a commercial strip. Corner and park-facing plots usually allow a better design and hold value better.
Also check the colony’s services: road width, drainage, sewer and water supply, since a new house on an old plot still depends on them. If you plan to build floors for sale rather than a single house, confirm the colony permits that use and whether a HARERA registration will be needed.
Owning a kothi differs from owning a flat in ways that show up every month. There is no maintenance agency, so the owner arranges and pays for the generator, the water pump, the garden, the exterior, the roof and all repairs. Security is at colony level through the resident welfare association, which charges an annual contribution for gates, guards, lighting and parks.
Older houses need more attention: roof waterproofing, plumbing and electrical rewiring are common jobs in the first few years. Newer houses carry higher property tax on the larger built-up area.
On the positive side, there are no society rules on renovation, pets, renting or parking, and the house can be extended or rebuilt within the colony’s building norms whenever the family’s needs change. For many buyers, that control is the whole point.
Our office at WTC Plaza, Sector 106, is on Dwarka Expressway, and we handle independent houses across all the colonies described on this page. Houses rarely appear on listing portals in any detail, so much of this work is through direct contact with owners and colony associations.
Tell us if you want a ready house or a plot with an old structure to rebuild, the colonies you prefer, the plot size band and your budget band. We shortlist, arrange visits, and run the title chain and building sanction checks described above before you commit. We then negotiate and manage the sale deed and registration.
