Flats on Dwarka Expressway Sorted by Size and Budget Band for Buyers
This page is for buyers and tenants who want a flat on Dwarka Expressway and want to see the full range before narrowing down. The corridor in Gurugram, running from the Delhi border through sectors roughly 99 to 115 to NH-48, has more flats on offer than any other single location in the city, from compact units in affordable towers to large premium homes in club-style high-rises.
Rather than list projects, we sort the flats by budget band described in words: entry-level, mid-range and premium. For each band we explain what you typically get, which sectors hold most of the stock and who the buyers tend to be. The last sections cover the area and document checks that apply to every flat and how we help from Sector 106.
Flats on the corridor span a wide range of sizes and the labels used in brochures can mislead. In broad terms you will find:
Always compare carpet area, the usable space inside the walls, rather than the super built-up area that includes a share of lobbies and corridors. Two flats sold as the same size can differ noticeably once you measure the rooms.
Entry-level flats on the corridor include units allotted under Haryana’s affordable housing policy, where prices are capped, eligibility rules apply and allotment is by draw, and compact 2 BHK units in mid-income societies that were launched early and are now in resale. Most of this stock sits in the sectors furthest from the central band and in the inner pockets of larger sectors.
What you get is a functional home with basic common facilities, gated security and the same road access as the premium towers. What you give up is club-style amenities, larger balconies and, in some cases, a finished neighbourhood. Entry-level buyers are usually first-time owners or investors who want a unit that lets quickly to working tenants. For affordable policy units, read the resale restrictions carefully; they limit when and to whom you can sell.
The mid-range band is where most of the corridor’s buyers end up. It covers standard 2 BHK and 3 BHK flats in established group-housing societies with a clubhouse, swimming pool, gym and children’s play areas, and it includes both ready resale units and under-construction towers. The central sectors from roughly 102 to 110 hold the bulk of this stock, which is also where the schools and hospital are.
Mid-range buyers are typically families moving up from rented homes or from older parts of Gurugram, and professionals buying their first long-term home. Within this band, the price gap between a ready resale flat and an under-construction unit nearby is often narrow, so the choice usually comes down to how soon you need to move in. Check maintenance charges, which vary widely between societies of similar age.
Premium flats on the corridor are large 3 BHK, 4 BHK and penthouse units in towers built with fewer flats per floor, higher ceilings, branded fittings and extensive club facilities. Expect private lift lobbies in some towers, larger balconies, modular kitchens as standard and concierge-style services. Many premium towers sit on the main carriageway for the view and the address, with the newer ones concentrated towards the NH-48 end.
Buyers here are upgraders from Golf Course Road and other established addresses, senior professionals and non-resident Indians who want a home in Gurugram close to the airport. Compare specifications in detail, as the word luxury is applied loosely in marketing. Our page on luxury apartments covers what to look for. Resale premium flats are rarer than mid-range ones, and the right unit can take time to appear.
A few checks apply to every flat regardless of band.
These checks take a few hours and prevent most of the disputes that flat buyers run into after possession.
