Move Into a Completed Gurugram Flat Without Waiting for Construction
This page is for buyers who need a home they can occupy now, or within a few weeks of registration, rather than a unit that is still on the drawing board. Families relocating to Gurugram for work, parents moving closer to children, and buyers who have already sold their previous home usually fall into this group.
Ready to move flats are available across Gurugram, from completed societies on Dwarka Expressway and in New Gurgaon to older, established communities on Sohna Road, Golf Course Extension Road and in the sectors near MG Road. Below we explain why buyers choose completed flats, where they are found, what to inspect, which documents matter, what society life and maintenance involve, and how we help from our office in Sector 106.
The first reason is time. You see the actual flat, agree a price, complete the paperwork and move in. There is no construction timeline to track and no risk that possession slips.
The second reason is certainty. In a completed project you can check the occupation certificate, see the actual carpet area with a tape measure, test the water pressure, confirm the power backup and walk the common areas. Nothing is left to a brochure.
The third reason is finance. Lenders disburse a loan on a completed flat in one go, and you start living in the property while paying the EMI, rather than paying rent and a pre-EMI at the same time. For end users this often makes a completed flat cheaper to own over the first few years even when its ticket price is higher than a comparable under-construction unit.
Completed stock exists in every corridor, though the age and style of the societies differ.
The newer the corridor, the newer the flat but the less settled the surroundings; the older the corridor, the reverse.
Spend time inside the flat and in the building. Check:
Visit at least once in the evening to see how busy the parking and lifts get, and once after rain if the season allows. Talk to a neighbour on the same floor about water supply timings and the maintenance team’s response. In a resale flat, ask the owner why they are selling and how long the flat has been on the market.
For a completed flat the document list is longer than for a launch, because there is history to verify.
From the developer or society, ask for the occupation certificate for the tower, the completion certificate if issued, the conveyance deed if the land has been transferred to the association, and the society’s no-objection certificate for the transfer. From the seller, ask for the original allotment letter and builder-buyer agreement, the registered sale deed if it is a resale, all payment receipts, the maintenance no-dues certificate, and the latest electricity and water bills.
Have an encumbrance check done at the sub-registrar’s office to confirm there is no existing loan or charge on the flat. If the seller has a running home loan, the closure and release of the original documents must be built into the payment sequence.
A ready flat comes with a ready society, and the society’s health affects your daily life more than most buyers expect. Ask whether the resident welfare association has taken over from the developer’s maintenance agency and, if not, when that is planned. Ask how maintenance is calculated, what it includes, whether there is a sinking fund for major repairs and whether there are arrears from other owners.
Walk the common areas with a critical eye. Clean lifts, a working clubhouse, maintained gardens and a staffed security gate are signs of a society that collects and spends its dues properly. Broken lights and overflowing bins are signs of the opposite.
Finally, read the society’s rules on pets, renting, renovation hours and parking. They are easy to accept before you buy and hard to change afterwards.
