What Premium Buyers Should Compare in Luxury Apartments on Dwarka Expressway
This page is for buyers considering a luxury apartment on Dwarka Expressway in Gurugram, meaning a large unit in a premium high-rise with club facilities, higher specifications and fewer homes per floor. It is not about penthouses or villas, which have their own pages. It is about the premium towers that have made the corridor a serious alternative to Golf Course Road for upgraders and senior professionals.
Premium supply is concentrated on the main carriageway and in the central and southern sectors between roughly 102 and 115, where promoters have had the land for larger floor plates and taller towers. Below we set out what makes an apartment genuinely luxury here, the amenities and specifications worth comparing, the sectors favoured by premium buyers, the ongoing costs of ownership and how we help from Sector 106.
The word luxury is used freely in Gurugram marketing, so it helps to have a working definition. On this corridor, a luxury apartment usually means a 3 BHK, 4 BHK or larger home in a tower with no more than a few units per floor, a dedicated lift core for those units, ceiling heights above the standard, and larger balconies or decks. The building is set in a low-density plan with a large share of the land kept open.
It also means a higher grade of finish that is specified in the agreement rather than only shown in the sample flat: imported stone or large-format tiles, branded sanitaryware and fittings, a fitted modular kitchen, air-conditioning in every room and a home automation base. If any of these are absent, the unit may still be a good premium flat, but it should not carry a luxury price.
Premium towers on the corridor compete on the club as much as on the apartment. The usual package includes:
Ask whether the club is complete before possession or promised for a later phase, how the club membership is charged and whether non-residents can be admitted. A club shared across a very large number of flats is a different experience from one serving a few hundred homes.
Beyond amenities, the specifications decide how the apartment lives and ages. Compare floor-to-ceiling height, the depth of balconies and whether they are usable as outdoor rooms. Check the glazing, since double-glazed windows cut traffic noise from the carriageway. Look at the number of units sharing each lift core and the lift speeds. Confirm the air-conditioning type, the brand of fittings named in the agreement and the warranty on the modular kitchen.
Ask about the structure as well: the number of basements and the parking allotted per apartment, the water treatment and rainwater systems, and the fire safety arrangements. Walk a completed tower by the same promoter to see how the finishes have held up. Premium buyers often decide on the view and the sample flat; the better decision is made on the specification sheet and on an older building.
Premium towers sit mostly on the main carriageway, where the frontage and the view justify the price, and in the central sectors around 102 to 110 that have the schools, hospital and retail that premium families expect. Several of the newest luxury launches are towards the NH-48 end, where larger plots allowed low-density planning and where access to Cyber City and the office belt is quickest.
Buyers moving from Golf Course Road or South Delhi usually prefer the central sectors for their finished surroundings. Buyers whose work is at the airport or in Delhi’s western districts lean to the sectors near the Delhi end. Non-resident buyers favour ready towers with an occupation certificate so the purchase can close in one visit. Ask how far the unit is from an expressway entry and whether the sector road to it is complete.
A premium apartment costs more to hold than a standard flat, and the figures should be in writing before you book. Maintenance charges are set per unit of super area and are higher in low-density towers because fewer homes share the cost of the club, security and landscaping. Club membership may be a one-time charge, an annual fee or both. Power backup is charged on consumption. Parking beyond the allotted slots is usually sold separately.
Add property tax, insurance and, if you will not live there, the cost of a manager to handle tenants. Rental demand for luxury units comes from senior executives and expatriate families and is thinner than for 2 BHK flats, so plan for longer vacancy periods. Resale buyers for premium units are also fewer, which makes the choice of tower and view more important than for a mid-range flat.
