Shops, SCO Plots and Offices on Dwarka Expressway for Buyers and Investors
This page is for business owners and investors looking at commercial property on Dwarka Expressway in Gurugram. The corridor’s residential growth has created demand for shops, clinics, restaurants, offices and services, and promoters have responded with a range of commercial formats along the sector roads and the main carriageway. This page explains those formats, how they differ and what to check before buying.
Commercial supply is spread along the corridor but concentrates in the central sectors, where the population is, and near the NH-48 end, where the office belt begins. Below we cover the formats on offer, SCO plots in particular, retail and high-street units, office space, the due diligence each needs and how Goyal Associates advises on commercial property from our own office at WTC Plaza in Sector 106.
Commercial property on the corridor comes in several distinct formats, each with its own ownership structure and tenant profile.
The choice depends on your purpose, running your own business from the property or buying it for rental income, and on how much management you want to take on yourself.
The shop-cum-office plot is a format specific to Haryana’s planning rules. You buy a plot in a planned commercial block and build your own building on it, typically a ground-floor shop with offices or further shops above, within the coverage and height limits set for that block. You own the land and the building, you choose the tenants, and you are not dependent on a promoter’s management company.
Several SCO blocks have been planned along the corridor, mainly in the central sectors and near the NH-48 end. The attraction is control and the land component. The responsibilities are construction, obtaining the building sanction and completion certificate, and leasing the floors yourself or through an agent. SCO plots suit investors who are comfortable managing a small building, and business owners who want a permanent address with signage on a main road. Check the block’s licence, the layout plan and the permitted uses before you buy.
Retail on the corridor is driven by the residents of the towers around it. Society shops do best with daily-needs businesses: groceries, pharmacies, salons, tuition centres and small clinics. Units in standalone commercial projects attract cafes, restaurants, clinics, banks and brand outlets, and their success depends on the project’s management, parking and the mix of tenants.
High-street shops on the wider sector roads and the service lanes of the main carriageway have the best visibility and are the format brands ask for first. When comparing retail units, look at footfall at different times, the position of the unit relative to the entrance and the lifts, the frontage width, ceiling height for signage and whether food and beverage use is permitted. Ask the promoter whether a leasing team is in place and what tenants have already signed, since a unit in a half-let project earns little until the project fills.
Office supply on the corridor is younger than retail but growing, especially near the NH-48 end, where the drive to Cyber City and Udyog Vihar is short, and in mixed-use projects in the central sectors. Units range from small suites suited to professionals and start-ups to full floors for larger firms. Some projects offer managed office suites where the promoter leases the unit on your behalf and shares the rent.
Our own office is in WTC Plaza in Sector 106, which gives us a direct view of how office demand on the corridor behaves. Businesses that choose the corridor are usually those whose staff live in the surrounding sectors or who need the airport close by. When buying an office unit, check the power and air-conditioning provision, the floor loading, the number of car parks allotted, the fit-out status and the maintenance charge. For pre-leased units, read the lease for its lock-in, escalation and exit terms.
Commercial purchases carry more variables than a flat, and the checks should match.
A commercial lawyer and, for SCO plots, an architect should review the set before you sign.
Because we operate from a commercial building on the corridor ourselves, we see how commercial projects here are managed, leased and maintained from the inside. We help buyers compare formats, judge a project’s likely footfall and tenant mix, assess SCO blocks for construction and leasing potential, negotiate with promoters and owners, and coordinate the lawyer, the architect and the registration. For investors we can also help place tenants once the purchase is complete.
