RERA Approved Projects Gurgaon

How HARERA Registration Protects Gurugram Homebuyers and How to Verify It

This page is for homebuyers in Gurugram who keep hearing that a project is RERA approved and want to know what that actually means, how to confirm it themselves, and what it does and does not protect them from. It applies equally to a new launch on Dwarka Expressway, a completed society on Sohna Road or a plotted colony in New Gurgaon.

Below we explain the Haryana Real Estate Regulatory Authority and its Gurugram bench, how to look a project up on the public portal, how to read the filings you find there, what rights a buyer has under the Act, and how Goyal Associates checks registration for every project we recommend from our office in Sector 106.

What HARERA Registration Means for a Gurugram Project

The Real Estate (Regulation and Development) Act requires every residential or commercial project above a small size threshold to be registered with the state authority before it is marketed or sold. In Haryana that authority is HARERA, and projects in Gurugram district come under its Gurugram bench.

To register, the developer files the land title, licence, approved layout and building plans, the number and carpet area of units, the proposed completion date, and the bank account into which a fixed share of buyer money must be deposited and used only for that project. The registration is granted for a stated period and must be extended if construction runs beyond it.

In plain terms, a registered project is one whose basic paperwork has been placed on record with a regulator, whose timelines are declared publicly, and whose developer can be held to account by that regulator if the declared facts turn out to be false.

How to Check a Gurgaon Project on the HARERA Portal

You do not need an agent to do this. The HARERA Gurugram website has a public project search. The steps are simple:

  1. Open the project search page on the authority’s website.
  2. Search by project name, developer name or sector. Searching by sector is useful when the marketing name differs from the registered name.
  3. Open the project record and note the registration details, the validity dates and the registered developer’s name. Compare these with what the brochure and the sales team told you.
  4. Check that the phase or tower you are being offered falls inside the registered project, not a future phase that is yet to be registered.
  5. Download or note the approved plans and the unit list if they are available on the record.

Ask the sales team for the registration certificate and match it to what you found. If the two differ in any detail, stop and ask why.

What RERA Registration Does and Does Not Guarantee

Registration gives you several real protections. The developer has declared a completion date and faces interest and compensation if it is missed without an approved extension. Buyer money is ring-fenced for that project. The carpet area is defined in law and must be used in the agreement. The sanctioned plans cannot be changed materially without consent from a majority of allottees.

It does not guarantee the following, and buyers should not read it that way:

  • That the project will be completed on time. It means delay has consequences, not that delay cannot happen.
  • That the construction quality will match the sample flat.
  • That the location, approach road or surrounding infrastructure will develop as described.
  • That the price is fair or that the unit will appreciate.
  • That the developer is financially strong.

Treat registration as the minimum condition for considering a project, and do your own checks on everything else.

Reading a Gurugram Project's RERA Filings

Beyond the registration itself, the portal holds filings that tell you how the project is progressing. Registered projects must submit periodic updates on the construction stage, the units sold and the funds received and spent. Comparing the latest update with what you see on site is one of the quickest ways to judge whether a project is on track.

Look also for extension applications, which signal that the original completion date is being pushed, and for complaints and orders listed against the project or the developer. A few complaints are normal for a large project; a pattern of orders on the same issue is not.

If the project is a later phase of a larger scheme, open the earlier phases too. Their delivery history is usually the most reliable indicator of how this one will go.

Buyer Rights Under RERA in Gurugram

As an allottee in a registered project you have defined rights. You are entitled to the information filed with the authority, to the sanctioned plans and specifications, and to a builder-buyer agreement in the prescribed form. You can withdraw from the project and claim a refund with interest if the developer fails to deliver as agreed, or stay in and claim interest for every month of delay.

You also have access to the authority’s complaint process, which is designed to be quicker and cheaper than a civil suit. Complaints are filed online, heard by the bench, and result in orders that the developer must comply with.

These rights only help if you keep records. File every receipt, demand letter, email and agreement in one place from the day you book.

Verifying RERA Status with Goyal Associates Before You Book

Every project we discuss with a client is checked on the HARERA portal first. We note the registration validity, the registered phase, the latest progress filing and any orders against the project, and we show you the record rather than summarising it. If a project cannot be found on the portal, we say so and move on.
