Society Shops for Rent in Gurgaon

Shops Inside Gurugram Residential Societies for Daily-Needs Businesses and Services

This page is for small business owners who want a shop inside a residential society in Gurugram: a grocery or dairy booth, a pharmacy, a salon, a bakery or cafe, a tuition or hobby class, a laundry, a stationery shop or a clinic. A society shop gives you a fixed set of customers who live upstairs and walk past every day, and in return you accept the society’s rules on what you can sell and when.

Society shopping arcades exist in almost every large group housing project across Gurugram, from the older sectors near Golf Course Road and Sohna Road to the townships in New Gurgaon and the new societies along Dwarka Expressway. Below we explain what a society shop is, which businesses suit them, how to judge footfall, typical lease terms, what to ask the RWA and the owner, and how Goyal Associates helps.

What Counts as a Society Shop in Gurugram

Most group housing projects in Gurugram are required to provide a convenience shopping area for residents. These shops are usually in a low-rise block near the gate or on the ground floor of a tower, sold by the developer to individual owners, who then lease them to businesses. The resident welfare association or the facility manager controls access, trading hours and the kind of trade allowed.

Society shops are small, often a single room with a shutter and a shared corridor, sometimes with a mezzanine for storage. Some are approved for food preparation with a water and drainage connection; most are not. They are different from high-street shops facing a public road, which serve passing traffic and cost more. A society shop serves the residents inside the gate and, in some societies, visitors from neighbouring projects.

Businesses That Do Well in Society Shopping Arcades

The businesses that succeed inside a society are the ones residents use several times a week and do not want to drive for. Typical examples include:

  • Grocery, dairy and fruit and vegetable shops
  • Pharmacies, often with a visiting doctor or a small clinic alongside
  • Salons, barbers and beauty services
  • Bakeries, cafes and tiffin services where food preparation is allowed
  • Laundry and ironing services
  • Stationery, printing and courier counters
  • Tuition centres, dance, music and hobby classes for children
  • Pet supplies and small hardware or electrical repair counters

Businesses that depend on walk-in strangers, such as fashion retail or electronics, struggle inside a gate. Before signing, count how many families live in the society and how many apartments are already occupied, because an arcade in a half-empty new project will take time to reach its footfall.

Footfall, Catchment and Competition Inside a Society

A society shop’s catchment is fixed: the number of occupied apartments inside the gate, plus any neighbouring societies whose residents are allowed in. That makes the arithmetic simpler than on a high street, but also less forgiving. Check the occupancy level, the family profile and whether residents already go to a nearby market for the same goods.

Look at the existing shops in the arcade. Two groceries in a small society will split a market that supports one. Ask the RWA whether it restricts duplicate trades, which some do to protect existing tenants. Visit at morning and evening hours to see who walks past, and note where the shop sits: the units nearest the gate and the lift lobbies get the most traffic, while those at the back of the arcade rely on destination customers.

Society Shop Lease Terms: Deposit, Lock-In and Trade Restrictions

Leases for society shops follow the general commercial pattern but on a smaller scale. Expect a security deposit of a few months’ rent, an eleven-month or longer lease, a lock-in period during which you cannot leave, and a notice period after it. Rent is monthly in advance, with an escalation on renewal. Maintenance charges to the society are usually paid separately by the tenant.

The lease will often state the permitted trade, and changing it later needs the owner’s and the RWA’s consent. Confirm trading hours, whether a signboard is allowed and in what size, where deliveries can be received, and whether you can store goods outside the shutter. If the shop needs a water connection, a gas line or an exhaust for cooking, get that written into the lease as the owner’s responsibility or as a permitted alteration.

Questions to Ask the RWA and the Shop Owner

Before you commit, meet the RWA office or facility manager and ask whether the shop is approved for your trade, what the society’s rules are on hours, noise and staff entry, and whether there are pending dues on the unit. Ask about parking for your staff and delivery vehicles and about the process for visitor passes if you expect customers from outside.

From the owner, ask for the conveyance deed or allotment letter to confirm ownership, a no-objection certificate from the society for leasing, the latest maintenance receipt and the electricity meter details. Confirm whether the owner will register the lease and who pays the stamp duty. A shop that has changed tenants several times in a short period is worth asking about; the reason is usually footfall or a rule that made the trade unworkable.
